Upland, Renwick talk about expansion plans

Plans to expand the Upland Brewing Co. and Renwick are on Bloomington’s horizon.

Representatives from many of Bloomington’s departments reviewed ideas Tuesday to expand Upland’s 11th Street facility that would add to the restaurant and beer-production areas.

Plans for Renwick involve adding a 72-unit three-story apartment building, 12 cottage homes and three manor homes all geared toward seniors.

Both ideas are likely to change as each moves through the various city governmental bodies that need to sign off before construction can begin on the projects. Both ideas could also stall and never come to reality.

Upland

Upland Brewery is considering a three-phase expansion project spread out over the next three years, according to the city.

And Upland is planning to stay open during the whole thing, said owner Doug Dayhoff.

The first phase would consist of building a 2,100-square-foot addition in 2011 on the west side of the existing restaurant. It would include a new patio, restaurant and brewing space.

“They’re looking at a retractable roof so it could be used all year round,” said Eric Greulich, a zoning planner for the city.

In 2012 for the second phase, a 6,000-square-foot warehouse space would be added for the beermaker’s operations. This area would also include a banquet hall.

Some time after that, a possible third phase could include more expansion of the restaurant to the west. A stage is also being discussed for the site.

“The main access (to the site) would still come from 11th Street from the existing cut they’ve got,” Greulich said. “They would be doing some landscaping improvements.”

These plans are on track to be considered by the Bloomington Plan Commission Dec. 13.

Renwick

The proposed expansion at Renwick would mean building on an undeveloped portion of the project near East Moores Pike.

“This is basically the northwest corner of the Renwick (Planned Unit Development),” said Pat Shay, the city’s development review manager. “What they are proposing is a new retirement community.”

That new housing geared toward seniors is different from the single-family homes originally planned for the site, Shay said. CarDon & Associates, the same developer who did the Bell Trace project on East 10th Street, is seeking the change, Shay said. The three “manor homes” proposed for the site would have seven to 10 bedrooms with common areas and a kitchen.

These changes will be considered in December and February by the city’s plan commission and will ultimately require approval from the city council.
